Cowley Road is a mixed use area comprising of predominately industrial type businesses, with the Cambridge Business Park to the south. Cowley Road travelling north is dominated by William James House, which comprises of a multi let office building with some small workshops to the rear of the site. Local agencies and property owners have experience a high demand for office space within the area. This has generated the idea for using disused parts of Cowley Road for a multi-use office building, positioned to allow possible future development of the site.

The proposal development sites within the CB4 development envelope and the location of the new Cambridge Railway Station and seeks to provide a high quality new office building to reflect the needs of the area. The office use will be for Class B1(A, B & C). The active frontage will face Cowley Road and the main entrance will be within the confines of the proposed site, easily accessible from the new car park and cycle store.

The proposal has been developed to provide flexible office space while making efficient use of the site to maximise onsite parking and cycle provisions, and not to prohibit the potential future development of the site and area. The ‘L’ shape of the building has resulted in a central core at the centre of the building which is easily identifiable from entering the site.
